It gives me so much joy to help families with the purchase of their home and witness them begin a new chapter in their lives. I still remember when my husband and I purchased our first home here in Colorado Springs and how excited and proud we both felt to finally be homeowners.  I want that same feeling of accomplishment and pride for as many families I have the pleasure of helping.

If I could wish for anything in this career  it would be for more families to be educated on the home buying process and to know there are many options out there to make their dreams of homeownership a reality. I understand - purchasing a home to live in for only a few years or purchasing a home to live in forever - it is still the same in the sense that it will be the biggest investment of your life.

Purchasing a home comes with many tax benefits, freedom, equity ownership, payment predictability, and above all else - owning your own land - that you can call yours. What to keep in mind when hiring a

licensed buyer’s agent

 

  • A buyer’s agent is free to the buyer.  Some people think they can save money by not using a buyer’s agent - which is simply not the case.  In residential real estate and new builds, the commission is typically paid by the seller or the builder regardless if a buyer agent is involved.  Opting out of using a buyer’s agent will mean missing out on all the benefits of having a professional in the industry be on your side for free.
  • When hiring an agent ask them “What MLS (multiple listing service) access are you able to offer?” In Colorado Springs - PPAR (Pikes Peak Association Realtors) is the main MLS.  If you are wanting to explore your options in other areas including Denver and Pueblo you must be working with an agent who has access to those areas.
  • A buyer’s agent has a legal and ethical responsibility to represent your best interests at all times.  Whereas, when you are not represented by a buyer’s agent especially in a new build transaction or with the seller’s listing agent you do not receive any duties.
  • A buyer’s agent will save you valuable time. If you are serious about buying a home - do not waste your time searching on Zillow, Realtor.com, etc. Especially, in a fast-paced market - third-party websites cannot keep up with the status of each home.  The MLS automatically updates in real-time where you can determine if a home is active, pending, under contract, or sold within one click.
  • Take advantage of our military appreciation cash-back rebate!
  • Be connected to professionals including lenders, inspectors, contractors, etc.
  • Be in the know about homes before they even hit the market. Typically, this comes into play when we are in a seller’s market or if there is a particular neighborhood with low inventory you are trying to live in.
  • Top price negotiators - negotiations happen many times throughout a real estate transaction.  In both a buyer’s and seller’s market, you need an agent who will advise on how to get an offer accepted that makes sense for both the buyer and the seller. Once you are under contract on a home an inspection is often performed.  You will need an agent who will fight for you and negotiate with the listing agent on what repairs/credits will need to be completed by the sellers before closing.
  • CMA (Comparative Market Analysis) - By conducting a CMA agents will be able to analyze what similar homes are worth that will play a factor in what the home appraises for and to figure out a proper negotiation strategy.

When I first began my home search and had no real estate experience I spoke to several different realtors as I was under the impression that all agents have different access to different listings which is certainly not the case. All realtors have access to the same listings (not all agents have access to multiple MLS systems) but all realtors can pull the same listings that are on the market as any other agent.

This is a huge misconception when it comes to real estate. It is important to remember that agents only receive compensation for their hard work once a deal closes. Therefore, to respect your real estate agent’s time and energy - it is important to interview multiple agents before deciding on an agent to use and trust. Once you hire a buyer’s agent - that agent should be your only contact moving forward.  Your agent is responsible for speaking with other listing agents, setting up new build meetings, and showing you all your options on homes.
